ARTICLE VII: "R-1", SINGLE-FAMILY RESIDENCE DISTRICT

7.10     Purpose:  It is the purpose of the "R-1" District to encourage the establishment and the preservation of residential neighborhoods characterized by single-family buildings on large and medium sized lots and to preserve undeveloped lands for similar types of residential development by permitting a minimum of auxiliary nonresidential uses.

7.20     Principal Permitted Uses:
           
A.         Single family dwellings except mobile homes.
            B.         Essential services and utilities intended to serve the Principal Permitted Uses.
            C.         Customary accessory uses provided such uses are clearly incidental to the principal use.
            D.         Home occupations.

7.30     Conditional Uses:  Uses authorized upon issuance of a Conditional Use Permit include, but are not limited to, the following:
            A.         Churches, synagogues, temples, public and parochial schools, and colleges, public libraries, museums and art galleries.
B.         Municipal, denominational and private cemeteries when occupying a site of at least twenty (20) acres and when all buildings are at least one hundred (100) feet from all property lines.
            C.         Public parks, golf courses, country clubs, tennis courts, and similar recreational uses (including restaurants, when such use is conducted as an accessory use, is an integral part thereof and may be entered from within the main building), and when all buildings are at least one hundred (100) feet from any property line.
            D.         Medical and dental clinics.
            E.         Commercial activities located on farms and limited to the sale of produce on such farms.
            F.         Private park and recreational area, of at least twenty-five (25) acres in area, including, but not limited to, picnic area and picnic pavilion, softball and baseball diamonds, swimming, boating and ice sport facilities, amusement and other outdoor recreational sport activities.
G.        Hospitals, sanitariums, clinics, nursing homes, rest homes, assisted living and group homes.

7.40     Requirements:  The following requirements shall be observed:
A.         Maximum Height:  Two and one-half (2-1/2) stores or thirty (30) feet in height.
            B.         Minimum Lot Area:  7,500 square feet.
            C.         Minimum Lot Frontage:  The minimum lot frontage at the building line shall be seventy-five (75) feet.
            D.         Minimum Floor Area:  The minimum floor area shall be:
            3 or more bedrooms     2 bedrooms                  1 bedroom
                                    1,000 square feet        900 square feet                       700 square feet
            E.         Maximum Lot Coverage Including Accessory Building(s):  40%
            F.         Yards and Setbacks for Interior Lots:  Front, rear and side yard setbacks shall be:

            G.        Auxiliary Buildings for Interior Lots:  Thirty (30) feet front, five (5) feet side and rear.
            H.         Corner Lot Setbacks.  Thirty (30) feet front, twenty (20) feet rear, ten (10) feet interior side and twenty (20) feet street side.
            I.          Corner Lot Auxiliary Building Setbacks:  Thirty (30) feet front, five (5) feet rear and interior side, and twenty (20) feet street side.
            J.         Minimum lot sized for development in an R-1 Zone District utilizing onsite sewage or septic system shall comply with lot sizes as detailed in the Carlton County Zoning Ordinance, Section 10 (Residential) or any subsequent amendments thereto.
            K.         Minimum Off-Street Parking Spaces per Dwelling Unit:  Two (2) parking spaces, as stated in Article XVI.
