ARTICLE XIII: "I-2" INDUSTRIAL MANUFACTURING DISTRICT

13.10   Purpose:  It is the purpose of the District to create industrial areas to accommodate a wide variety of industrial establishments who may operate to their maximum advantage without adversely affecting other nearby similar or dissimilar uses and activities.

13.20   Permitted Uses:  Any industrial use which is not specifically prohibited herein or any industrial use not listed as a conditional use below

13.25   Prohibited Uses:
A.         Residential:  Dwellings, dwelling units, and residences of any kind, including hotels, motels, rooming houses and tourist homes.
            B.         Institutional:  Schools, orphanages, child care center, homes for the aged, and similar institutions for human care, except where they are incidental to a principal permitted use.

13.30   Conditional Uses:  Uses authorized upon issuance of a Conditional Use Permit include, but are not limited to, the following:
A.         General:  All principal and conditionally permitted uses as regulated in the I-1 District, except as specified below.
            B.         Wrecking and Salvage Yards:  Junk yards, including automobile wrecking and industrial metal and waste salvage, but not including refuse or garbage disposal, if located at least one hundred (100) feet from any Residence District; and all operations are conducted within an area enclosed with a solid wall or uniform tight board fence, including gates, at least ten (10) feet in height and such enclosure shall be properly maintained.
            C.         Crematory:  If located not less than two hundred (200) feet from any Residence District.
            D.         Railroad Yard and Freight Station:  If located, not less than two hundred (200) feet from any Residence District.
            E.         Other Uses:  The following uses may be authorized as a Conditional Use if located at least four hundred (400) feet from any Residential District and if the location of such use has been approved by the Planning Commission:
1.         Acid Manufacture
                        2.         Cement, lime, gypsum or plaster of paris manufacture
                        3.         Distillation of bones
                        4.         Explosives manufacture or storage
                        5.         Fat rendering
                        6.         Fertilizer manufacture
                        7.         Garbage, offal or dead animal reduction or dumping
                        8.         Gas manufacture
                        9.         Glue manufacture
                        10.       Petroleum refining
                        11.       Smelting of tin, copper, zinc or iron ores
                        12.       Stockyards or slaughter of animals
                        13.       Any other use which in the opinion of the planning commission is of similar character to those hereinbefore described.
                        14.       Transfer Station

13.40   Requirements:  The following requirements shall be observed:
            A.         Minimum Lot Areas:  None.
            B.         Minimum Lot Frontage:  None.
C.         Maximum Lot Coverage Including Accessory Buildings:  80%
            D.         Yard Setbacks:  All setbacks shall be approved by the planning commission prior to issuance of the building permit.
            E.         Parking Requirement:  Off street parking shall be provided in accordance with the requirements for specific uses set forth in Article XVI of this Ordinance.
